BUYERS & INVESTORS

2. Identify Property

2 days - one month

Property viewing can be a pleasurable or tiring experience. We will filter potential properties that would meet your target investment goal in order to maximize productivity of your precious time in the US.

4. Execute Contract

1 - 2 weeks

​

The agreed-upon terms are provided to both parties' attorneys who will prepare the contract. The buyer's attorney will perform due diligence on the property prior to the actual contract execution. Once everything is agreed upon, the contract is executed. At this time, a 10% deposit will be required from the buyer to be held in escrow by the attorney.

6. Submit Condo Package to Condo Board for Approval

1 - 4 weeks

We will request a list of documents from you and assemble the required package to the Board on your behalf.

Let us know whether you are a cash buyer or you will need financing. In addition, we need to conduct research and tailor investment and tax strategies based on your needs, especially for foreign investors.

3. Make Offer and Negotiate Price

1 week

Experienced negotiators will obtain many favorable financial and non-financial terms for the buyer.

5. Apply For Mortgage & Obtain Commitment Letter

6-9 weeks (cash buyers skip this step)

7. Schedule Closing

​

At closing, all parties - buyer, seller, bank, attorneys, brokers, will come together at a table. A lot of paperwork are signed and funds will be provided to the seller in exchange for the buyer getting legal title to the property. The deal will be completed at the table and usually no future follow-ups are necessary.

SELLERS

2. Preparation and Showing

2 weeks - 4 months

An appraisal will be ordered, along with a photographer and an architect. Advertisement on brokers’ network and popular newspapers and websites. Open houses and brokers’ parties will be scheduled and held.

5. Waiting

6-9 weeks 

​

The buyer applies for a mortgage and the lender will perform its due diligence, including income verification, investment portfolio, and appraisals etc. Buyer will also need to submit a required package to the Board.

RENTERS

2. Identify Property

We will filter potential rentals that would meet your criteria and accompany you to view those rentals.

4. Move-In

​

Receive keys and apply for a move-in date.

Our experienced staff advices and assists you with gathering all necessary documentation, including credit check, employment verification, references, and prepares your application for the rental property.
